Do I need a Realtor for new construction? YES!

Let me set the stage for you: Person(s) are out and about one day and see new model homes advertised on a sign. They are not really thinking about buying, but it would be neat to see the floor plans and check out the prices. Maybe it will give them a better idea of what they need to save, etc. They walk into the office, meet a rep, tour the models, and are suddenly signing a contract for a brand new house. The rep assures them they will get the best deals if they sign up right then and there. Some even imply they have better deals than anyone else could get them because they work there. Person(s) feel great about the new house and the deal they got. They are on their way to a brand new home. 
Except it isn't always sunshine and rainbows from this point. What many people forget is that the sales rep works for the builder. Their paychecks are based on commission and bonuses from that builder. Their interest is in keep the builder happy. Usually any approved deal has already been worked into the budget. Also the purchase price of the home already has full commission built into it, there is no savings back to you by using a rep only and not working with an agent. Instead, that builder puts all that money into their pockets. 
So then, what would be the protection of contacting a Realtor first? To start, you then have someone that is there for the sole purpose of representing you. They can advise you and navigate through deals looking to make sure that you benefit the most, not only looking for win-win options for the builder. A Realtor can help you talk out the fine print of a contract, and advise you to seek legal counsel if needed. Realtors can help take your emotions out of the negotiating process and really see if there are better deals out there. A Realtor familiar with their territory can also tell you if another builder in the area is offering better incentives, more help with lending costs, or a floorplan that would be a better fit. Again, none of these services costs you extra for your brand new home.
